- Keep the different due diligence workstreams organized so investors maintain a clear view of the transaction.
Operational Review
- For income-producing properties, evaluate leases, tenant concentration, occupancy, operating history, recurring expenses, and major upcoming obligations.
- Identify risks and opportunities that may not be immediately visible from headline financial projections.
- Assess areas where operational improvements could strengthen future performance.
Execution Risk
- For development and redevelopment projects, review preliminary budgets, timelines, contractor assumptions, project dependencies, and potential execution challenges.
- Draw on BoldTex’s project management and operational experience to evaluate whether a business plan is realistic beyond the spreadsheet.
- Help clients identify issues early, when there is still time to renegotiate, restructure, or reconsider an investment.
